We have ONE SINGLE CHARGE FOR THE WHOLE OF THE TENANTING PROCESS - we don't charge "extra for this", "extra for that", "oh and if you want a check-in or check-out inventory it's this much......."
- we charge a single flat fee, shown below against the applicable service - with NO hidden or extra charges (such as for tenancy changeovers),
covers all your fees for instructing Zed Lettings with your property rental.

Careful tenant selection and detailed credit check/referencing - ensuring we select the best possible tenant for your property. Zed Lettings will undertake full and essential credit and reference checks with all potential Tenants to ensure that, wherever possible, we are placing the most suitable Tenant for your property.

Preparing an Assured Shorthold Tenancy Agreement (AST) - Zed Lettings will prepare an AST (of not less than 6 months) in line with current legislation. This AST - subject to a satisfactory tenancy with both parties - will then automatically roll on to a "Periodic Tenancy" - ensuring that both you - the Landlord, and the Tenant, have the flexibility to terminate the tenancy by giving the agreed notice period as stated in the Agreement

Lodging Deposits on your behalf (as required) with Government approved Deposit Protection Schemes - see FAQ page for more information

Liaison with housing benefit and Universal Credit departments and ensuring Utility Services are accurately and timely informed of change of tenancy/service charge liabilities

Collection of rent and credit control - including a robust rent arrears process

Regular payments to landlords by BACS (unless otherwise requested) - monthly rents received from tenants are payable directly to our nominated client account and paid over to landlords several times per month

Regularly prepared, itemised statements on all fully managed properties for your records

Comprehensive, detailed property inventory preparation, complete with multiple photographs - (at the end of any tenancy we will undertake a "check out" inventory and closely examine the initial inventory and report on the current state of the property)

Fully comprehensive maintenance service, with all our contractors having public liability and appropriate
certifications (Gas Safe, Part P Electrician etc.) and Job Logs/Numbers detailing all property/tenant contact and services undertaken
- legally it is the Landlord's ultimate responsibility to ensure that the property is maintained in a good condition and to Health
and Safety standards in particular (we will advise landlords on all HHSRS obligations for each property at the start and throughout all future tenancies

Undertake regular inspections of the property once tenanted, and advise you all is in order, keeping detailed records which will help in any dispute resolution if required

Undertake and advise on all legislative requirements - for example if you need to undertake an eviction or warning notices at any point, we will initiate these on your behalf and advise on court procedures and processes in the prescribed order

Caretaker services - in-between tenancy occupations where requested - to ensure your empty property complies with all insurance requirements - see FAQ page
The cost of our comprehensive Full Property Management Service is simply £99 one-off "finders fee" (first house only and never paid again should you remain with us) and thereafter 10% of gross rental income (or 8% for subsequent properties), which will be required on instructing Zed Lettings to advertise and manage the property.
When checking out and comparing Agency costs REMEMBER TO ASK ABOUT "TERMINATION FEES" - we know that other agencies charge astronomical termination fees, whereas with Zed Lettings we are so confident that you will not WANT to terminate the agreement, that we only charge 2 months' commission (subject to the initial minimum cost being equivalent or more than the current "Tenant Find Fee")
Tenant Find Only Service
Ideal for landlords wishing to undertake the management of their own properties but wanting to ensure that the best tenant possible is selected from the outset. This service includes:

- Careful tenant selection and detailed credit check/referencing
- Accompanied tenant viewings
- Detailed inventory undertaken on your property prior to move-in - with comprehensive images
- Full "Landlord Pack" comprising all property, tenant and tenancy documentation

The cost of our Tenant Find Only Service is a competitive, one-off £350 Charge with £100 up-front cost prior to advertising the property, and the rest being deducted automatically from the first month's rent on tenancy completion.
