Our Property Rental Management Charges

We have ONE SINGLE CHARGE FOR THE WHOLE OF THE TENANTING PROCESS - we don't charge "extra for this", "extra for that", "oh and if you want a check-in or check-out inventory it's this much......." - we charge a single flat fee, shown below against the applicable service - with NO hidden or extra charges (such as for tenancy changeovers), covers all your fees for instructing Zed Lettings with your property rental.

Our Services

Full Property Management Service

As part of our Full Property Management service, we undertake the following:

  • Easy Agent Management Transfer - we will take care of any Agent-to-Agent Management Transfers for your property - just dis-instruct your current Agent and inform them you will be using Zed Lettings and we will do the rest!
  • Comprehensive advice before and after tenancy, including providing information and help on property insurance and your legal and moral obligations as a Landlord - eg. Lodging Deposits
  • Full marketing package:
    • Online Marketing - this website; OnTheMarket; Zed Lettings' Facebook page; Facebook Marketplace and various other affiliated property portals
    • Shop Window Display Advertising - all properties are promptly displayed on our prime window location on Mexborough's busy through-road, viewable by passing heavy traffic and footfall into Mexborough Town Centre
    • Local Newspaper Advertising, targetted to the property's location - where applicable (extra cost if required)
    • Local Shop Advertising - window ads to local shops targetted to the property's location - where applicable (extra cost if required)
    • Erection of one of our distinctive "To Let" boards either externally to the property (small charge applied) or internally to windows free of charge (your choice)
    • Comprehensive social networking links and recommendations
    • Searching our current tenants waiting lists
  • Attended tenant viewings Zed Lettings will undertake multiple viewings at your property with prospective applicants.
  • Careful and professionally-underaken tenant selection and detailed credit check/referencing - ensuring we select the best possible tenant for your property. Zed Lettings will undertake full and essential credit and reference checks with all potential Tenants to ensure that, wherever possible, we are placing the most suitable Tenant for your property. This will also ensure adherence to current legislation including Right To Rent checks.
  • Preparing an Assured Periodic Tenancy Agreement in adherence with current legislation - ie. Renters Rights Act and Tenant Fees Act - Zed Lettings will prepare a Tenancy Agreement in line with current legislation, ensuring full legal compliance and peace of mind for you - the Landlord.
  • Receipt and Lodgement of Deposits on your behalf (as required) with Government approved Deposit Protection Schemes - see FAQ page for more information
  • Liaison with Housing Benefit and Universal Credit departments and ensuring Utility Services are accurately and timely informed of change of tenancy/service charge liabilities
  • Collection of rent and credit control - including a robust rent arrears process
  • Regular payments to landlords by BACS (unless otherwise requested) - monthly rents received from tenants are payable directly to our nominated client account and paid over to landlords several times per month
  • Monthly, itemised statements on all fully managed properties for your records (ad-hoc statement requests are available free of charge)
  • Comprehensive, detailed property inventory preparation, complete with multiple photographs - (at the end of any tenancy we will undertake a "check out" inventory and closely examine the initial inventory and report on the current state of the property)
  • Fully comprehensive maintenance service, with all our contractors having public liability and appropriate certifications (Gas Safe, Part P Electrician, NICEIC Electricians etc.) and Job Logs/Numbers detailing all property/tenant contact and services undertaken - legally it is the Landlord's ultimate responsibility to ensure that the property is maintained in a good condition and to Health and Safety standards in particular (we will advise landlords on all HHSRS obligations for each property at the start and throughout all future tenancies)
  • Out of hours 24/7/365 emergency line for both landlords and tenants with multiple methods of contacting us
  • Undertake regular inspections of the property once tenanted, and advise you all is in order, keeping detailed records and photographs of inspections, which will help in any dispute resolution if required
  • Undertake and advise on all legislative requirements - for example if you need to undertake an eviction or warning notices at any point, we will initiate these on your behalf and advise on court procedures and processes in the prescribed order
  • Caretaker services - in-between tenancy occupations where requested - to ensure your empty property complies with all insurance requirements - see FAQ page

The cost of our comprehensive Full Property Management Service is simply £150 one-off "finders/landlord setup fee" (first house only and never paid again should you remain with us) and thereafter 10% of gross rental income (or 9% for subsequent properties), which will be required on instructing Zed Lettings to advertise and manage the property.

When checking out and comparing Agency costs REMEMBER TO ASK ABOUT "TERMINATION FEES" - we know that other agencies charge astronomical termination fees, whereas with Zed Lettings we are so confident that you will not WANT to terminate the agreement, that we only require 2 months' notice and 2 month's equivalent commission fee (subject to the initial minimum cost being equivalent or more than the current "Tenant Find Fee")
Tenant Find Only Service

Ideal for landlords wishing to undertake the ongoing management of their own properties but wanting to ensure that the best tenant possible is selected from the outset. Our service to you includes:

  • Comprehensive advice on legal rental obligations pertaining to the property
  • Full photo and marketing package
  • Accompanied tenant viewings
  • Careful tenant selection and detailed credit check/referencing - all checks undertaken personally and in-house
  • Right to Rent checks
  • Detailed inventory undertaken on your property prior to move-in - with comprehensive images and tenant signed
  • Customised Landlord Assured Periodic Tenancy Agreement
  • Receive the first month's rent and bond against the property
  • Key handover and tenant check-in
  • Full "Landlord Pack" comprising all property, tenant and tenancy documentation

The cost of our Tenant Find Only Service is a competitive, one-off £450 Charge with £150 up-front cost prior to advertising the property, and the balance being deducted automatically from the first month's rent on tenancy completion.
