Does your current Letting Agent offer a "Low Bond" or "No Bond" on your property? IF SO - BEWARE!!!
The Bond is there to protect YOUR property from any damage that your tenants may incur throughout their tenancy.
If there isn't an adequate (or no) Bond on the property then you stand to face all the costs of returning the house to a habitable state - with little or no comeback on the tenants!
Similarly, if your current Letting Agent hasn't undertaken an inventory for the property, you will NOT get any of your bond back. Zed Lettings do not charge for our inventory services as it is part of our management process and commission charge as standard.
Zed Lettings recommend all our landlords take the legally allowed 5 weeks' equivalent rent as Bond when advertising your properties with us.
We also make sure that we keep our promise to carry out regular inspections (documented and copied to Landlords) keeping you informed of the state of your property, and discussing any remedial actions as and when necessary, ensuring that there should be no sudden shocks at the end of the tenancy!
