Tenants | Report a Repair
If you are a tenant and you need to report a repair please consider the following:
Is your repair urgent? An urgent repair is classed as something which MUST be resolved immediately as it either renders your property uninhabitable or unsafe - examples include:

loss of electrical power

uncontrollable leak (PLEASE ENSURE YOU LOCATE AND TURN OFF YOUR WATER STOP TAP PRIOR TO CONTACTING US)

gas leak - PLEASE FOLLOW THE SAFETY INSTRUCTIONS ON YOUR BOILER AND CONTACT GAS EMERGENCY SERVICES PRIOR TO CONTACTING US

damage to property requiring IMMEDIATE resolution to prevent further damage or protect occupants and others from injury (for example strong winds lifting roofing/hanging tiles etc.)
In these instances contact the office phone - 01709 468244 immediately to report the issue - leave a voicemail describing the emergency and your name/house/contact number if we are busy on another call. We will advise next steps and arrange for a contractor visit straightaway. For out of hours emergencies telephone 07769200902 and leave a message if busy.

....... and we will get back to you in office hours to discuss in more detail and arrange a property inspection to review the repair if required.
We would like to draw your attention to the fact that we will do our
best to complete your repair as soon as possible - however, we are constrained by the contractors' availability
(and sometimes parts' availability) and therefore we ask you to bear with us while we complete the repair.
What Are My Responsibilities As A Tenant?
The law implies that all tenants must look after their rented home in a 'tenant-like' way, which means:
- doing minor repairs yourself, such as changing fuses and light bulbs
- maintaining a clean and tidy house - avoiding potential mould and vermin ingress
- respecting the landlord's property and ensuring that neither you or any visitors to the property cause any damage
- using all amenities properly - eg. not putting fat down kitchen sinks, or wet wipes down toilets etc.

but please remember that if we do not know about a repair then we cannot do anything to resolve and the landlord is not liable for ANY repairs until
he is made aware of them - similarly if you refuse access to inspections or contractors then we cannot enable repairs swiftly...
