Here at Zed Lettings we don't just take care of our landlords, we give the same care and attention to our tenants. We understand that a happy tenant is a long-term tenant and we will ensure that we aim to answer and resolve all your queries quickly and efficiently.

Zed Lettings is owned and run by a dedicated team of people, ensuring that we can meet your needs before, during and after you find your home to rent. Let us walk you briefly through our process of care....

When searching for your ideal house or flat to rent, we....

  • Make it simple to search our online listing of properties available for rent through the Properties For Rent page of this website filtering with your minimum search criteria that meets your ideal home, and making it simple to contact us regarding any of the properties;
  • Have an extensive range of different properties for rent that are updated daily online within this website, on OnTheMarket and their complementary/subsidiary portals, on Facebook, and in our local shop window, but if you can't find what you're looking for then you can ask to join our "Tenants Waiting" list and we'll contact you when a property that matches your criteria becomes available to us;
  • Can be contacted through a range of different ways - telephone, online via websites and property portals, regular email via info@zedlettings.com or through Facebook if you prefer, where we can quickly answer any queries you may have about any of our properties for rent or our services;
  • Accompany you on all our property rental viewings so that you can ask us any questions about the property directly. We can also arrange out-of-hours viewings to suit you - including evenings and weekends - just give us a call to arrange (subject to staffing)!
  • Ensure that all our rental property information is as accurate as possible - providing legally-required Energy Performance Certificates for you to view, which details valuable information on how much your ideal home is likely to run - gas/electric etc. so there's no nasty surprises!
  • Advise you of all rents and bond/deposits required - and any letting restrictions prior to viewing our properties for rent;
  • Ensure that all our properties are safely and legally let - even our "Tenant Find Only" landlords are guided through the complex letting regulations, and utilise our established processes and paperwork to ensure their properties and agreements/health and safety obligations comply;
  • Ensure that all our documentation complies with the latest legislation and is available for you to check out prior to signup so that you can seek advice (from ourselves or others) before signing up for anything - please ask for a copy of the tenancy agreement to take away with you;
  • Ensure that your bond or deposit is protected in a government approved Tenancy Deposit Scheme (Zed Lettings use the Deposit Protection Service) so that when the time comes, you know that it will still be there for you. This bond is held to ensure that you fulfill your obligations under the terms of your tenancy agreement, and MAY be used to cover not only rent arrears, but any damage or breakages to the property or landlord's fixtures and fittings, all of which is clearly documented in the check in/check out inventory performed by Zed Lettings and counter-signed by yourself on check-in/check-oout (full management properties only).

In the unlikely event that you do not pass the credit checks, we will prepare a case to the landlord on your behalf and undertake other checks or Guarantor requests to help you secure the tenancy. PLEASE NOTE: WE WILL NOT TAKE YOUR APPLICATION IF WE DO NOT THINK YOU ARE SUITABLE OR CANNOT AFFORD A PARTICULAR PROPERTY - this is unfair to you and a waste of your time and is - in our opinion - unethical!

When you are ready to move into your new home, we...

  • Complete the Tenancy Agreement and all legally required notices in time for your requested check-in date(as mutually agreed with the Landlord and yourself);
  • Ensure that a fully documented and agreed inventory (with photographs) is completed and counter-signed prior to moving into the property, so that any potential end-of-tenancy bond/deposit disputes should be straight-forward to agree/negotiate;
  • Contact the local utility providers - and local Council - on your behalf - to ensure that they have the correct tenancy start dates and details - and meter readings - immediately;
  • Walk you through any other handover requirements to ensure a hassle-free move in;
