Zed Lettings are a TPO registered letting agent - and this means that we follow The Property Ombudsman's Letting Code of Practice, providing both landlords AND tenants with a standard of service and a means of redress.

We have an established in-house complaints system with written procedures and follow the TPO "best practice" which includes:

  • Duty of Care - which means that Zed Lettings always work in the best interests of the client and always treat all prospective tenants fairly and courteously.

  • Impartiality - ensuring that ALL tenants and landlords are treat fairly and impartially regardless of age, race, religious believe, gender, disability, ethnicity or sexuality.

  • Access - ensuring that we keep accurate records of all property keys and always inform current tenants of any access requirements (except in genuine emergency situations).

  • Offer Acceptance - Zed Lettings offer complete transparency in our lettings process - we NEVER accept more than one offer on a tenancy at a time.

  • Deposit Protection - Zed Lettings have a dedicated client account in which Tenant Deposits are held. This is verified yearly by My Deposits as a requirement of Membership with their Scheme. We comply with their requirements which ensures that any Deposit monies taken against an Assured Shorthold Tenancy is transferred to an approved Tenancy Deposit Scheme within 30 days of receipt. All tenants receive a copy of the Deposit separately through Zed Lettings and sign for receipt of such confirmation.

  • Tenancy Agreements - Our standard Tenancy Agreements are available to read prior to signing - these set out the repair obligations of the landlord.

  • Inventory - Zed Lettings have a multi-page property inventory, complete with colour photographs both internally and externally. This details all furniture, fittings and equipment and records the specific conditions of these. Tenants check and sign agreement with this inventory on check-in and both the tenants and landlord receives a copy of this and images after sign-up, ensuring a transparent letting process on all sides.

  • Fair and Recommended Rental Prices - Zed Lettings' rental prices represent the current market conditions and are based on comparison with similar rental properties in similar locations wherever possible.

  • Terms of Business - Zed Lettings have totally transparent terms of business and fees and charges for both landlords AND tenants. These are discussed, agreed and signed in all instances.

  • Marketing Properties - Zed Lettings use an authorised property signage company to undertake erection of our "To Let" boards and only under instruction from the Landlord, and have documented processes that all our staff comply with on viewings. At each viewing you will be given an application form and "what next" sheet to enable you to remember the next steps to go forward in applications - this will include our clear prices and costs for continuing. We DO NOT charge for viewings but we will confirm viewings on the day, and if we cannot get in touch to confirm we will not attend.

  • Tenant Referencing - Zed Lettings undertake STRICT tenant referencing which are undertaken with due care and with regard to the privacy of potential tenants and landlords and complies with the Data Protection Act and its Principles.
