Tenants | Our Charges

Recent legislation means that it is now free to make an application for a property you are interested in.

However, we will not take an application if we think that you cannot afford the property, so we will discuss your requirements and income prior to taking the application.

Once we have taken an application, we will require a holding fee to ensure that you are committed to renting that property, prior to starting to process the application. In certain circumstances, the whole holding fee will not be refunded - the application process/timescales/holding fee will be discussed and agreed with you applying for your chosen property.

Please note that our application process covers the following checks:

  • Electronic credit referencing Don't worry if your credit score is low, this check is not undertaken for the purposes of lending money - it is undertaken to check for CCJs and proof of residence
  • Current/previous landlord referencing
  • Current employer checks
  • Additional social and electronic background checks
  • Current property inspection checks (if required)

Additional reference checks and drawing up tenancy agreements and associated paperwork required to complete your property rental with the landlord is also included in this process. If your credit check does not result in a satisfactory tenancy with your desired property/landlord (and is not as a result of negative checks due to undisclosed information from yourself) then there may be another property that would be suitable with ourselves.

If the landlord accepts pets, then there may be an additional “pet bond” amount applicable. This will not be more than the equivalent of 5 weeks rent, and which will be legally lodged with your main Deposit, for extra insurance against flea infections, carpet soiling, etc. and will be discussed with you prior to taking your application forward.

Please note - Zed Lettings DO NOT take multiple applications against a property.     If, on initial discussions, we do not think you are suitable or will not be accepted by the landlord, then we WILL NOT proceed with any application.
