Tenants | Our Charges

Here at Zed Lettings, we strongly believe that our Tenancy Charges are transparent, priced fair, and highly competitive with other local Lettings Agents. Our charges are currently:

Application Fee (up to 4 Tenants – inc Guarantor if required): £180 (inc VAT)

Please note that this administration fee is a one-off fee and our application process covers the following checks:

  • Electronic credit referencing
  • Current/previous landlord referencing
  • Current employer checks
  • Additional social and electronic background checks
  • Current property inspection checks

Additional reference checks and drawing up tenancy agreements and associated paperwork required to complete your property rental with the landlord is also included. This administration fee is non-refundable If your credit check does not result in a satisfactory tenancy with your desired property/landlord (and is not as a result of negative checks due to undisclosed information from yourself) then this administration fee will be retained by Zed Lettings but you may be choose to re-use this for another tenancy application with ourselves within 3 months of initial fee payment.

If the landlord accepts pets, then there may be an additional minimum £150 “pet bond” – which will be legally lodged with your main Deposit, for extra insurance against flea infections, carpet soiling, etc. - this amount can vary upwards between landlords, at their discretion - but will be discussed with you prior to taking an application forward.

Please note - Zed Lettings DO NOT take multiple applications against a property.     If, on initial discussions, we do not think you are suitable or will not be accepted by the landlord, then we WILL NOT proceed with any application and you will not be required to hand over any administration fees.
